New floors, a dream kitchen, a finished basement—home upgrades are fun, and they can boost your home’s value fast. But there’s a second step that’s just as important as picking tile: telling your independent insurance agent what you’re changing (and when it’s done). A quick update now can prevent big coverage surprises later.

Why Renovations and Upgrades Matter to Your Homeowners Policy

  • Your rebuild cost may jump. Upgraded finishes, added square footage, and custom work can mean your dwelling limit needs to increase.
  • New features can change your risk. Pools, hot tubs, trampolines, wood stoves, and similar add-ons can impact liability and even carrier eligibility.
  • System upgrades can help—if they’re documented. A new roof, plumbing, electrical, or HVAC may improve pricing/insurability, but only if your insurer has the updated info.
  • Some upgrades need extra protection. High-end materials and built-ins can require higher limits or specific endorsements.
